24-hour emergency line

Our staff will always respond to your call – including on our 24-hour emergency line – to ensure that all client needs are solved in a timely manner.

The Total team’s top priority

is promoting the success of the communities we serve. As a result, we have fostered lasting and effective partnerships between our staff and clientele. Many of our clients have been with us since the inception of Total, which is rare for our business.

We combine the personal service of a small, intimate office with the systems and procedures of a much larger company.

Core Values

We believe in fostering community leadership.

Total’s professional personnel assist the Board of Directors in understanding governing documents and applicable state statutes. This enables our Boards – who are volunteers with busy lives outside of their Association roles – to function as effective community directors and make the best possible decisions for their membership.

We believe in the inclusive fee concept.

Our efforts should be spent on exceeding the needs of the community, NOT trying to recoup pennies on extras, such as phone, fax, paper, postage, and other miscellaneous costs.

We believe in reasonable account loads.

Managing Agents should only be assigned a reasonable number of accounts. We would be remiss in our service responsibilities if we overloaded a Managing Agent responsible for the everyday operations of their Associations. Qualified administrators support Managing Agents to ensure that our communities are managed efficiently.

We believe that engaging in other business services could pose a conflict of interest.

Community management is our specialty and we are committed to providing our clients dedicated service.

Time is money.

Devoting an appropriate amount of a Managing Agent and support staff’s time to our clients leads to less costs to the Association, as well as less precious volunteer time and frustration for the Community Leaders (Board of Directors).

We believe in education.

Total Property Management requires all of our Managing Agents to be certified by the California Association of Community Managers (CACM) organization and/or the Community Associations Institute (CAI) and/or Arizona Association of Community Managers (AACM). Our staff receives ongoing training to stay at the forefront of customer service in our industry.

Chief Executive Officer

CCAM, CMCA, AMS

Ms. Allen has been actively involved in the Common Interest Development industry (CID) since 1983 and is the owner and CEO of Total Property Management, Inc. She is a founding member of California Association of Community Managers (CACM) and a current member of the Management Firm Council, as well as a Certified Community Association Manager (CCAM).

Ms. Allen is also a member of Community Associations Institute (CAI) and holds the Certified Manager of Community Associations (CMCA) and the Association Management Specialist (AMS) designations.

“As owner and CEO of Total Property Management, I understand from experience that our industry is constantly changing and growing. This exciting dynamic also creates ongoing challenges.”

“I have embraced these challenges by strategically mixing the proven processes and theories of our industry with new and innovative approaches. My philosophy remains constant, however: ‘keep it simple’.”

“I believe that convoluted concepts muddy the water. My staff and I understand the difference between concepts and details – if the concept makes sense, then the details will fall into place easily.”

“The mechanics of managing an Association differ little from management company to management company.  What makes our company stand out from others is our company culture.  Company culture is not manufactured with a Mission Statement.  It’s lived day by day.  Our culture is consistent.”

“From Management to employees, to Board members, to homeowners, we are a TEAM.  We treat each other with respect, with integrity, and with professionalism.”

“Technology is only a tool to enhance our culture.  The best technology doesn’t matter if it’s not backed up by caring individuals.  Our culture is the reason we have retained long-term clients and employees.”
